The Floor Technician is responsible for enhancing the overall Resident experience through exceptional comprehensive leadership. The impression, service, and cleanliness provided is crucial to the reputation and success of the community. This is to be handled in The Sterling Touch® friendly, courteous, helpful, timely and professional manner, resulting in a very high level of Resident satisfaction. Provides services to the community in efforts to maintain the environment. This position is under the general guidance of the Maintenance Engineering Director in accordance with Community's standards, processes, procedures and practices.


Essential Functions:

  • Participate in Start Sterling! line up every day.
  • Greet the Residents, guests and employees in a friendly and courteous manner.
  • Respond quickly and efficiently to all Resident requests.
  • The ability to use and operate all Environmental Service equipment and supplies
  • Follows operational and shift change procedures and tasks
  • Performs daily cleaning and deep cleaning of the community, storage areas, and laundry areas as assigned by the Director of Environmental Services and in accordance to the standards and procedures of the community
  • Reviews and prioritizes at the start of shift and plans for daily activities
  • Maintains the cleanliness, neatness, and organization of the community spaces as well as all equipment.
  • Know how to strip, wax, and maintain all types of flooring.
  • Checks for items that are not operable and/or in need of repair and reports of such items to the Director of Environmental Services or the Director of Engineering.
  • Replenishes all supplies and amenities in residences and common spaces as needed
  • Transports trash and waste to proper disposal area
  • Collects all recyclables and transports to proper recycle bins
  • Completes reports and any other duties as assigned.
  • Establishes and maintains high cleanliness and sanitation standards in all apartments residences, public areas and heart of the house work areas.
  • Cleaning of residences and public spaces may include: dusting, vacuuming, changing linens, assisting with laundry needs, cleaning bathrooms, kitchen areas, lobby and common areas.
  • Perform quality cleaning to meet required standards within set time limits
  • Comply with all safety guidelines.
  • Complete cleaning schedules for move outs and prepare apartment for next resident.
  • Move furniture to facilitate events and resident needs.
  • Pick up ground litter around property or wherever visible
  • Any other duties as directed by the Director of Environmental Services. 





  • High School diploma or a General Equivalency (GED) diploma.



  • Must have knowledge of basic floor care duties and responsibilities.
  • Must have knowledge of and be able to operate floor care equipment, which includes but is not limited to, automatic scrubber, buffer, shampoo machine, extractor, wet vacuum, carpet pile lifter and vacuum.
  • Must have knowledge as to proper use and application of floor care products.
  • Must have good listening and verbal communications skills. Some positions require the ability to speak English.
